A 15 acre development near your communities, originally approved for 34 homes has now submitted a major modification (MM26-0553) to increase that number to 55 homes.Neighbors directly surrounding this property many of whom live on acreage with horses and animals previously worked with the developer and the county to reach an agreement at 34 homes. 

Now the proposed increase would add more density in an area that already faces infrastructure strain. 

If you live nearby or your children attend Cimino Elementary or you drive Lithia Pinecrest daily this change could impact:

Traffic and school congestion

Rural character and compatibility

Overall infrastructure capacity

Don't forget that in addition to these homes. We have potential development of 100 homes on CR39 and 380 homes off Lithia Pinecrest and Browning area. 

We are asking community members to respectfully provide feedback to the Hillsborough County Board of County Commissioners and express your support keeping the originally agreed upon 34 homes.

This is not about stopping development it’s about honoring prior agreements and ensuring growth matches infrastructure.
