What Is Being Proposed
A developer is seeking to rezone approximately 190 acres of Agricultural Rural land near Dorman Road and Lithia Pinecrest Road to allow up to 280 single-family homes. Current zoning supports approximately 38 homes on five-acre lots.
What Has Happened
In April 2026 the Hillsborough County Planning Commission voted that the proposed development is incompatible with the surrounding area — a significant finding that should have signaled to commissioners that this proposal does not fit this community.
Despite that recommendation, on June 11, 2026 the Board of County Commissioners voted 5-2 to advance the comprehensive plan amendment anyway. Over 100 Lithia residents attended in opposition. Commissioner Christina Miller and Donna Cameron Cepeda voted against the proposal.
The application now goes to Tallahassee for state review before returning to the county for a final adoption vote.
What Is Next
Zoning matter 26-0422 is scheduled for hearing on June 22, 2026. This is a separate but related proceeding and your attendance matters.
